Do I need to register on the PRS database?
Under the Renters' Rights Bill (currently passing through Parliament), landlords with properties in certain licensing scheme areas may need to register on the Property Redress Scheme. SchemeCheck tracks which councils require additional licences — but for PRS registration specifically, check
gov.uk/private-rented-sector-reforms or consult a property solicitor.
What happens if I miss a council deadline?
Councils can issue fines of up to £30,000 per property for operating without a required licence. In some cases, they can also issue a Rent Recovery Order forcing you to repay up to 12 months' rent to the council. Missing a deadline is one of the highest-cost risks for UK landlords — which is why our reminders are sent at 90, 60, and 30 days before expiry.
How does this compare to LetCompliance or ComplianceBot?
LetCompliance and ComplianceBot focus on generic certificate tracking (gas checks, EICRs) without deep council scheme intelligence. SchemeCheck is purpose-built around the selective licensing overlay — we track which councils are running schemes, what the fees are, when they expire, and which of your properties fall within them. For landlords managing properties across multiple local authorities, that's the difference between a generic tool and a targeted compliance layer. We don't currently integrate with their platforms, but our CSV export works alongside any spreadsheet workflow.
Is my data safe?
All data is stored in a secure PostgreSQL database hosted on Neon (PostgreSQL as a service). We use HTTPS everywhere. We do not sell or share your property data with third parties. Email reminders are sent via our own infrastructure.
Can I cancel anytime?
Yes. Cancel at any time from your account page — you keep access until the end of your billing period. No long-term contracts, no cancellation fees.
